The costs of housing
Rent is half the account: property tax, owners' community, utilities and heating add the chapter that surprises newcomers.
IBI and community
Property tax is the owner's unless agreed otherwise — negotiable in long rentals — and community fees run monthly or quarterly: request past minutes before signing to see approved assessments.
Utilities
Electricity, gas and water under your name with deposits: electricity is contracted in the free market with capacity matched to the real home. Water is municipal and cheaper than its reputation.
The reference total
On top of rent, add a monthly percentage for community and utilities — more in gas-heated winter — and the special assessment as an eventual surprise. The honest account avoids December's squeeze.
