New construction in Barcelona is mostly off-plan or recently delivered: buying before it exists trades a wait for modern standards and, historically, better financing conditions.
Off-plan protections
Spanish law requires bank guarantees or insurance on down payments and penalizes delivery delays. Those protections are only as good as the paper you keep: file every payment against the guarantee certificate.
What delivery includes
The quality spec, parking and storage units and common facilities define whether the price was good. Walk the show flat with the spec list, not the brochure.
Snagging the handover
At delivery, the snag list (hidden defects aside) is your moment: go with the developer's technician, write everything down and get it signed. After keys, leverage shrinks fast.
