Renting in Barcelona moves fast: well-priced flats go on the first afternoon of visits. Document preparation is the only real advantage a candidate has.
Have the file ready
Payslips, work contract, recent income proof and a guarantor or guarantee as needed: whoever arrives with the complete folder signs; whoever promises to bring it Monday looks at another flat. Speed is the requirement.
Deposit and guarantees
The deposit is regulated by Catalan housing rules and its amounts and updates have changed in recent years: verify the figure and its registration, and that the contract breaks it down.
Agency fees
It is local practice for fees to be shared between landlord and tenant or to fall on the tenant, and everything is negotiable depending on how desirable the flat is. Ask for the figure in writing before visiting and add it to the total move-in cost.
