The commercial market runs on different rules from housing: transfer fees (traspaso), longer leases and a foot-traffic arithmetic that decides retail survival before any marketing does.
The traspaso
Many businesses sell via transfer fee: you pay for the location, the fit-out and sometimes the goodwill. Verify what the landlord must authorize and what the current lease allows before paying anyone.
Location arithmetic
Count real foot traffic at your real hours, weekday and weekend, before signing. A commercial lease's term commits you for years; the counting costs two afternoons.
Licenses and use
A premises' licensed activity (opening license, terrace, noise) determines what you can legally run there. Changing a license in Barcelona is slow and sometimes impossible: buy the license you need, not the one you hope for.
