Mortgages and financing
Financing is half the purchase: Spanish banks lend to residents and non-residents under different conditions, and the fine print —valuation, opening fee, early-repayment terms— moves the total more than the headline rate.
Resident vs. non-resident
Residents routinely see financing around seventy to eighty percent of value; non-residents typically get less, with rate surcharges. Tax and income documentation is the long pole — start it with the property search, not after.
The costs around the rate
Valuation, opening fee, life-insurance bundling and notary duplicates often exceed a rate difference of tenths. Ask for the annualized total cost (APR) with everything included, in writing.
Brokers and banks
Independent mortgage brokers shop several banks and are paid by fee or commission — ask which. For straightforward resident purchases, walking into two banks yourself competes well.
